“Clear your gutters regularly during autumn when dry leaves accumulate, and ensure downpipes are unblocked and draining properly. Sagging gutters must be repaired, ” says the chief executive of Greeff Christie’s International Real Estate.

Owners should have their chimneys cleaned and fireplace serviced, particularly if it is a wood-burning stove. The same is true for a gas fire.

He says homeowners must undertake regular home maintenance and should set aside an amount into a designated fund every month.

The amount recommended is 1% to 3% of the purchase price of the home if bought in the past two years. If the home was bought three or more years ago, they should get a new property valuation and base the savings on 1% to 3% of that value.

“Having a fund means you can perform important maintenance tasks regularly and repair when needed.
